How do I work with buyers?  

My guiding principle is Single Point of Service (SPS) for you: You contact me and I will walk you through the rest. Buying process is complex and my goal to make it as easy and transparent as possible. When you contact me, I will help you find proven professionals (my Single Point of Service team) at every step of the process. Over time I built a network of experts in various areas that can assist you through the process.

Financing

This is one of the most important aspects of buying the house. This is where most mistakes happen. I will explain to you what choices do you have and will put you in contact with mortgage experts from my SPS team. Of course, you can work with any person or company of your choice. Obtaining mortgage loan goes in parallel with the search of the house, but has to be started as early as possible to ensure the smooth transaction.

Searching for a dream home - online

Nearly all houses that will come to the market are listed in the online database Northwest Multiple listing service.  I check this database of real estate listings several times a day from my home and office computers. The moment new listing that meets your criteria is added to the database – I get Email notification and can start working on it. The market moves fast, so all these technologies come really handy for good real estate agents.

When you search for your new home online you need to understand that the latest real estate listings is available only to the real estate agents, so in most cases your search serves educational purposes - you can find out the approximate price of the property you are interested in. Searching for a dream home – in the car

I will be driving you to the houses you like and arrange this visits with owners and seller’s agents. My schedule is flexible and I will accommodate your schedule and your needs.

The Offer

We found your Dream Home. Now we need to negotiate. I will prepare an Exclusive Detailed Report on the area to ensure we are making a competitive offer.   I will personally negotiate on your behalf with the seller and will do whatever possible to ensure we buy the house at the best price.

Making sure everything goes perfectly well: Contingencies

There are many contingencies (financial, inspection, house sale, feasibility etc.) with different schedules to follow at the final stages of buying the house. I will closely watch them all while keeping you informed on the process. My attention to details guarantees that everything will be perfect, on time, and according to the plan.

Happy end: Closing

The closing is easy if everything had been done right and in time. I will explain the whole process to you and will be at the closing with you to make sure that all documents are prepared correctly and you will move to your dream house with no problems.
